Kitchen Renovations
F100 · F120 · F160 · Mechanical
Full gut rehabs typically need electrical (new circuits, outlets, range hood), plumbing (sink relocation, dishwasher line, gas if applicable), and sometimes mechanical (exhaust, HVAC).
Tip: The sneaky one: if you move the range, you often trigger a new gas permit + a mechanical permit for the hood CFM.
Bathroom Renovations
F100 · F120 · F160
Moving fixtures = plumbing subcode. Adding GFCI/AFCI circuits, bath fan on its own circuit, and junction box work = electrical subcode.
Tip: Anything over the tub/shower area needs damp or wet-rated fixtures + AFCI protection — inspectors will flag both.
Additions (Single-Story)
F100 · F120 · F140 · F170 · Mechanical
Full UCC stack. New foundation triggers F170 (building), new electrical runs trigger F120, smoke/CO coverage triggers F140 (fire subcode).
Tip: If the addition extends the panel load, you may trigger a service upgrade + PSE&G/JCP&L ESI in parallel.
Basement Finishes
F100 · F120 · F140 · F160 if plumbing
Always triggers electrical. Triggers plumbing if you add a wet bar or bathroom. Triggers fire subcode for egress window, smoke/CO, and ceiling protection.
Tip: Egress is the #1 reviewer kickback. Basement bedrooms need a code-compliant egress window with well, size, and cover requirements met.
Service Upgrades (100A → 200A)
F120 · PSE&G / JCP&L / ACE / RECO ESI
Dedicated electrical permit + utility Electrical Service Inspection. Filed in parallel so utility approval and municipal permit land together.
Tip: The utility ESI typically runs 5–10 business days. We file same-day as the F120 so the clocks run concurrently.
Deck & Porch Permits
F100 · F170 · F120 if electrical
Building subcode for the structure. Electrical subcode if outlets, lights, or hot tub/spa feed.
Tip: Decks over 30" above grade need railings and stair-rail code compliance — inspector rejects happen on baluster spacing.
Roofing & Siding
F170 building only (typically)
Re-roofs and siding replacements in kind are usually permit-only with no subcode drama. Structural repairs can trigger F170 review.
Tip: Historic districts will kick this back if the material profile doesn't match the district's guidelines — check before you order materials.
EV Chargers & Generators
F120 · PSE&G / JCP&L ESI (if service upgrade)
Dedicated circuit + load calc. If it pushes the panel over capacity, you upgrade the service + ESI.
Tip: Most single Level 2 chargers fit within existing service. Dual-charger installs frequently trigger service upgrade.

Who Files?

Homeowner vs Contractor Filing

Homeowner As Applicant

NJ allows homeowners to pull their own permits for their primary residence under certain conditions. It can save money but means you sign as the responsible party and attend inspections.

Good fit for: small kitchen/bath updates, deck builds, service upgrades where a licensed electrician pulls their own sub-permit.

Contractor As Applicant

Most full-scope renovations are filed by the GC or a licensed subcontractor (electrical, plumbing, HVAC). The HIC-registered contractor signs the F100 jacket; licensed subs sign their respective subcodes.

Good fit for: gut renovations, additions, basement finishes, anything where liability, warranty, and inspection attendance matter.
